country club plot deeds paper

Dear All

Im requesting to the gentlemen, who got plot deeds complete paper transaction after paying their plot registration fees for palasamudram and pandirparthhi project both near to pennakunda AndraPradesh.

i been forced to buy  their land as said above location but my query is to check the paper before i fall in  to  buy it Any how i got sample deeds paper from CCIl but i want to know public comment on it

so please help me out and also please share me your registration certificate or please drop your  mail to rockon01979@gmail.com.

AND WHEREAS the donors are having an Memorandum of understanding with the Country Condos/ Country Club India LTD, Amrutha Estates & Hospitality Pvt. Ltd. having its Registered offices at Hyderabad, wherein THE DONORS will be executed the gift deed in the nominee of the Country Club India Ltd as per the terms and conditions mentioned in the said memorandum of understanding.

AND WHEREAS after purchase of the larger extent of the Schedule property THE DONORS herein having a Plan to form the various farm sites and presently have decided to a gift to THE DONEE as complimentary on account of THE DONEE joined as Club member by paying membership fee with Country Club India Ltd., a site from the said plan, bearing site No.XXX, measuring 1089 Sq Ft comprised in Sy.No’s. 740(1),740(2),740(3), totally measuring A.40.17 cents, in the name and style of “XXXXXX”,  lying being and situated at revenue Village Mandli, Somandepalli Mandal, Penukonda Taluk Anantapur District, Andhra Pradesh State which is more fully described in the schedule hereunder and herein after referred to as the schedule property.

AND WHEREAS THE DONORS
It is understood that the parties hereto that THE DONEE HEREIN unconditionally and irrevocably agreed that this Gift Deed is full and final satisfaction of all the complimentary offers given by the Country Club India Ltd as part of its membership scheme therefore, after execution of this Gift Deed THE DONEE HEREIN, the Membership bearing No.XXXXXXX, of the Country Club India Ltd  has no further claim against the Country Club India Ltd or its group of Companies or its Directors and Officers what so ever be.

NOW THIS DEED OF GIFT WITNESSES AS FOLLOWS:
1.        That as per the terms of understanding with M/s. Country Club (India) Ltd., the donor does, hereby,  transfers by way of gift the schedule property hereto, to the said Donee, without any consideration TO HAVE AND HOLD the same as beneficial owner for himself/herself and his/her heirs and successors.
2.       That the Donee accepts the gift and takes the physical possession of the gifted property
3.       Donor do hereby declare that the Donor have clear and marketable title to the Schedule Property, which is free from all encumbrance, lien, charges, lease or court proceedings and that all taxes levied up to this date in respect thereof have been paid.
4.       It is understood between the parties hereto that this gift deed is full and final satisfaction of all complementary offers given by the M/s. Country Club (India) Ltd., as per its membership scheme thereof. Henceforth the Donee has no claim against M/s. Country Club (India) Ltd or M/s. Amrutha Estates and Hospitality (P) Ltd or its group of companies or Directors and Officers.
5.       In case of sale/transfer/mortgage/gift/lease or in any other form of conveyances of Schedule Property by the Donee,  the prospective purchaser/s of Schedule  property neither will  become the members of M/s. Country Club (India) Ltd nor entitled to any benefits offered by it.
6.       Any further development in Schedule property like water connection, electricity, sewage disposal system etc or property tax, khata transfer charges or any other statutory payment to the Government, should be born by the Donee/holder as and when informed by the concerned authorities/ statutory local bodies or by M/s. Country Club (India) Ltd or the Donor.
7.       The Donee shall not object or question or claim the allotment of other plots in the Layout to other members/nominees of M/s. Country Club (India) Ltd since it is complementary to its members.
